Key takeaways
- Lock in your branding and templates first so every new listing is a quick swap, not a new design.
- A yard sign panel plus a set of riders covers coming soon through sold with one frame.
- Plan open house signs by counting the turns from the nearest main road to the front door.
- Just listed and just sold postcards work best with a QR code to a tracked page.
- Teams can share one template with each agent's name and photo swapped in.
- Proofs on new jobs come back in 1 to 2 business days, and pricing is quoted on the ticket.
Agent branding first
Before you print anything, get three things settled: your logo, your colors and a current headshot. Then check your brokerage's branding rules. Most brokerages have rules for logo size, placement and how the brokerage name appears.
Next, build templates. One yard sign layout, one flyer layout, one postcard layout. When a new listing comes in, we swap the photo, address and details instead of starting over. That is faster for you and cheaper, since layout changes run $45 per hour and a swap takes far less time than a fresh design.
Need a personal logo or a team mark? Logo design is $250 flat. If your files are old or blurry, read the print ready files guide first.
Yard signs and riders
The yard sign is the hardest working piece you own. It sits in front of the listing every day, in every kind of Texas weather.
- Main panel: 18x24 or 24x36 inches are the common real estate sizes. Coroplast is light and cheap to replace. Aluminum lasts longer and looks sharper.
- Frame: a post or metal frame that holds the panel and has room for riders.
- Riders: narrow strips, usually 6x24 inches, that hang above or below the panel. Coming soon, under contract, sold, pool, new price, your name and cell.
One panel and a set of riders takes a listing from coming soon to sold without a new sign. Order riders in batches so you always have the next one ready.
Texas sun is hard on signs. Coroplast panels fade and warp after a long summer listing, so plan to replace them rather than reuse them for years. If you want one panel that lasts through many listings, aluminum is the better buy. Keep the design simple: your name, phone and brokerage should read from a car moving at neighborhood speed. See all the sign options on the signs and banners page.
| Piece | Common size | Material | When you need it |
|---|---|---|---|
| Yard sign panel | 18x24 or 24x36 in | Coroplast or aluminum | Every listing |
| Rider | 6x24 in | Coroplast | Each status change |
| Open house directional | 18x24 in | Coroplast on H frame stake | Every open house |
| Listing flyer | 8.5 x 11 in | Heavy paper stock | Listing day |
| Postcard | 4 x 6 or 6 x 9 in | Card stock | Just listed, just sold |
| Car magnet | 12x18 in | Magnetic sheet | Once, then reorder as needed |
Open house signs
An open house lives or dies by its directional signs. Count the turns from the nearest main road to the front door, then put a sign at each one. In newer Hutto and Pflugerville neighborhoods, with lots of curves and look alike streets, that number climbs fast.
- Directional signs: 18x24 inch coroplast on H frame stakes, printed double sided with an arrow. Print some left and some right, or use a reversible design.
- Open house sign at the door: a larger sign or A frame so visitors know they found it.
- Feather flag: visible from down the block, and it moves, which catches drivers.
Always check HOA and city rules on where and when signs can go. Many neighborhoods allow them only during the open house hours.
Listing flyers and feature sheets
A listing flyer goes in the flyer box out front and on the kitchen counter. Most are 8.5 x 11 inches, one or two sided, with a big hero photo, price, beds, baths, square footage and your contact info.
A feature sheet goes deeper. It lists the upgrades buyers will not notice on a walk through: the new roof, the water softener, the HOA amenities, the school district. Buyers take it home and use it to compare houses.
Two tips. Print on a heavier stock so the flyer survives a car ride. And add a QR code that goes to the full listing page with every photo, so a flyer turns into a visit online.
Just listed and just sold postcards
Postcards are how agents farm a neighborhood. When you list a house, tell the neighbors. When it sells, tell them again. Neighbors are often the next sellers, and a sold price on their street gets read.
- Common sizes: 4 x 6 inches for simple messages, 6 x 9 or 6 x 11 inches when you want a big photo and room for details.
- Front: the house photo, "Just Listed" or "Just Sold," and the street.
- Back: a short note, your photo, your phone and a QR code.
Point that QR code at a page built for the mailer, like a free home value request, and track it. Then you know which neighborhoods respond. We cover the setup in print plus digital with QR codes. Your print should send people to a site worth visiting, like the city and neighborhood guides we built for Hippo Realty.
Closing gifts
A good closing gift sits in the new house for years with your name on it. We laser engrave in house, which opens up gifts that feel personal instead of generic.
- Engraved cutting boards with the family name and the year
- Engraved tumblers or a set of glasses
- A custom house portrait print
- Branded items for the new kitchen drawer, like a bottle opener or magnet with your info
Keep your branding small on the gift itself. The family name is the star. A small logo on the back is enough to remind them who to call. Browse more ideas on the promotional products page.
Name badges, car magnets and apparel
The smaller pieces add up to looking like a pro at every touch point.
- Name badges: magnetic backs so they don't poke holes in your shirt. Wear one at every open house so visitors know who to ask.
- Car magnets: a pair for the front doors, often 12x18 or 12x24 inches. Pull them off when you want to drive unmarked.
- Apparel: embroidered polos and quarter zips for the team, or screen printed tees for events. Screen printed apparel starts at 12 garments for one color.
For a team, match the badge, magnets and polos to the same brand colors as the yard sign. Buyers who saw your sign on Tuesday should recognize your car on Saturday. Embroidery details and options are on the embroidery page.
Brokerage and team orders
Teams at Keller Williams and RE/MAX already print here. The pattern that works: one set of templates for the whole team, with each agent's name, photo and phone swapped in. Every sign, card and flyer matches, and a new agent can get a full kit in one order.
- Terms: Net 15 or 30 terms are available for approved organizations.
- Payment: cash, check or card.
- Delivery: pickup in Hutto, local delivery, or shipping.
Lender partners often co brand with agents on flyers and open house materials. If your mortgage partner needs a site that matches the print, see the work we did for the Richardson Mortgage Team.
Timing for a new listing
Plan backward from the day the listing goes live. Proofs on new jobs come back in 1 to 2 business days, and print turnaround is quoted on the ticket. Reorders from a saved template move faster than first time jobs, because the design is done.
Simple order of operations:
- Open a job ticket as soon as the listing agreement is signed.
- Send photos, address and details for the sign rider, flyer and postcard.
- Approve the proofs.
- Pick up in Hutto or get local delivery before photos and the open house.
